What information does your lawyer need to get started?

* Copy of Agreement and Purchase and Sale including any amendments
* Copy of your existing Deed and Mortgages
* Reference number and branch address to your existing mortgages
* If you have a private mortgage, telephone number of mortgagee or his solicitor
* Survey
* Realty Tax information. What are the total realty taxes for this year? What realty taxes have been paid for so far? When is the next payment? Are last years realty taxes paid?
* Will you be available for signing documents or do you need a Power of Attorney?
* Utility information (gas or fuel oil)
* Municipal water connection or well water
* Status certificate for condominiums

$450.00 (legal fees) plus GST and disbursements
$ 75.00 (legal fees) plus GST and disbursements for discharge of each mortgage

Typical Disbursements

* $70.70 for discharge of each mortgage
* $53.50 for the real estate transaction levy
* $15.00-$30.00 for courier charges
* $10.00-$15.00 for photocopies and faxes
* $15.00-$20.00 for bank drafts
